Each of us dreams of a summer house. Some in the Mazurian Lake District, others by the sea, and still others in the mountains or a forest retreat. Such a refuge is an ideal way to get away from reality during a weekend or vacation. Often, however, people give up on the idea for fear of prohibitive costs. They are frightened by the ton of paperwork and the pile of stress and work involved in the whole endeavor. Nothing could be further from the truth! In today’s post we will prove that the devil is not so terrible as they paint him! Is it possible to erect a summer house without a permit? Read on!

Legal issues vs. a summer house without a permit

Polish construction law with regard to a summer house is really favorable. In most cases We do not need to apply for a building permit. A summer house is not considered a residential building , and is therefore classified as an individual recreational building. Here are three conditions that we must meet in order to erect such a house without a permit:

  • The summer house must be a single-storey, detached building
  • Must have an area of up to 35 square meters
  • There can be only one such building for every 500 square meters of land plot

In such a case, our only obligation is to notify such an investment to the administrative authorities in our locality (mayor, district governor, city president). Of course, we should still keep in mind the issue of the type of plot of land on which we intend to erect our summer house. Depending on whether it is a forest, construction or agricultural plot, in some cases the construction of a cottage may require slightly different formalities.

If you have already decided to erect a summer house without a permit and have already chosen a site on your plot, then you need to look around for a suitable container.

The most common choice for a recreational building is a 20-foot container. Why? Because it is the most versatile of all containers in terms of size. Most of the designs we admire online are able to accommodate the same amenities we find at home: living room, kitchen, bedroom, bathroom, air conditioning, plumbing, electrical system, heating and full furnishings.

Of course, everything is a matter of adaptation, according to our needs. We can buy a used or new container and, playing DIY, create our dream project with our own hands, or entrust the adaptation of a purchased container to a summer house to a professional company.

A used 20-foot container in good condition costs from 8000 to 13000 zlotys. We can buy a new one from 18000 zlotys upwards, depending on the configuration (HC, Double Door, etc.).

Ready-made summer house from a container will be the biggest expense. Prices start at 15,000 zlotys and basically do not end, as everything depends on the configuration and our whim. For this price, we get this finished product, which we only need to properly place on our plot and we can immediately indulge in a moment of relaxation. All this is possible without a pile of paperwork, stress, a lot of work and a battered construction site. Heavy machinery on our plot? No more of them!
